Ada County New Construction Market Report is Finished, Video is still in production. Sales are down from last 2 months. Get the Report! August 3, 2009

Sales are down, but historicaly they always peak in June, and things begin to taper off in July due to the vacations, and other factors.  I have pulled the market data for Ada County New Construction for July 2009.  The overall total sales are down from last month  (137 down to 125 for this month), and the month previous.  The inventory is down to 844, from 864 (30 days ago).  Take a look at the report, and let me know what you think.  When you are viewing the online spreadsheet, remember there are tabs (Sheets) on the bottom, you will be able to toggle through the different sheets.  I have sorted the sales in 3-4 different ways.  I also created some Top Community, Top Builder, and Top Area sheets too.  I will have the Video finished pretty soon, and as soon as I have it, I will send it out to everyone (if you are subscribed if not click here).  Just click on the link below to see the report online.  I will also attach the file to this post, you will be able to download it from Scribd in the iPaper format (above).  Let me know if you have any comments, or questions.  Here is that link!   http://www.jrerickson.com/ACMR/Market_Report_Subscription.html

Builder Inventory in Ada County. Price Per Sq Ft, Avg Price, Total Listings, Avg Sq Ft Built July 30, 2009

The Total number of Units (New Construction) in Ada County as of today is 851.  I reported on the first of the month they were around 864. 
We continue to shed inventory, and the sales are still looking good.  New Ada County Market Report is coming out next

Homebuilding picks up in southern Idaho

The top builders in southern Idaho built more houses in June this year than they did last year.

The three contractors who built the most homes last month were Boise-based CBH Homes, Meridian-based Hubble Homes and Meridian-based Aspen Homes. They built a total of 87 homes in southern Idaho in June, compared to 68 in June 2008, according to a report from BuildIdaho.com

Trey Langford, founder of BuildIdaho.com, said he’s seeing increased optimism among homebuilders.

“Builders are enthusiastic based on the inquiries and the quality of inquiries they’re getting – meaning they don’t feel like tire kickers out there,” he said. “The numbers are fewer but the people that are contacting them are people that are motivated to buy or build new homes. They’re not just trying to figure out what the price of a new home is; they’re actually in the market.”

The top nine subdivisions in southern Idaho sold a total of 43 homes in June.

CBH Homes is the builder for seven of those subdivisions, while Brighton Homes and Eaglewood Homes are the builders for Paramount in Meridian, which tied for the highest number of sales (six) with CBH’s Silverleaf in Meridian.

Its good to see that these builders are building more homes,its very good for the boise economy, and it tells you were the market is. They are dominating the market in the 125-175 range. You can also see AdaCountyMarketReport.com to see some more statistics.

Cities dump fees to bolster building in recession

Developer Frank Varriale hoped his plans to build shops, apartments and a hotel in this sprawling Boise suburb would have become reality by now. Instead, about the only things standing on his land are knee-high wheat and corn.

But the city has taken steps to help revitalize those projects by eliminating what are commonly known as “impact fees” — charged by municipalities nationwide to pay for the additional services that come with increased development, such as schools, sewer lines and roads.

Meridian is among a growing list of hard-hit communities across the country that are lowering or suspending impact fees. Measures have been debated in Washington state, Texas, New Mexico, New Hampshire, California and elsewhere. Florida made it easier for residential developers to challenge fees; Arizona lawmakers froze them for two years.

Cities are increasingly realizing that they need to eliminate as many deterrants to development as possible during the economic slump, and the impact fee are among them.

“They want business to come here,” Varriale said.

Average 2008 fees were $1,520 in Texas; California’s average was $19,536, up 38 percent from 2004 excluding sewer and water fees, according to a 185-city survey by Duncan Associates, an Austin, Texas-based planning consultancy.

The trend to suspend or lower fees has prompted debate over whether spurring a construction resurgence is more important than forcing new businesses or residents to pay upfront for services, or if these communities are laying the groundwork for haphazard development and higher taxes for current residents.

In Meridian, the city suspended fire and police impact fees on commercial projects. For a 50,000-square-foot building, somebody breaking ground before Sept. 30 on Varriale’s land would save $15,500.

Varriale, who has already built about 1,000 residential homes on land surrounding his proposed commercial site, isn’t expecting any miracles from the council’s move. But he said every little bit helps.

“It’s just that upfront cost,” he said. “The lower you can keep that, the sooner you can turn a profit.”
